A quick word of caution regarding your internet search first. I believed I was pretty smart - like you - when I was shopping for a home years ago. I believed that my husband and I were intelligent people who could judge the best home, neighbourhood, and deal - entirely through our personal research. We made mistakes and it cost us at least one unplanned move looking back. In today's real estate marketplace, with very high home values and speculative pricing around every corner, I can assure you sincerely that you really need to invite a bright, well researched real estate agent along on your search. This is even more important today than it has ever been before. Fully 60-80% of the online MLS.ca homes that my clients send me do not match their needs in ways that someone who is new to the area; or who doesn't routinely buy and sell homes, would never catch. I am one of a small handful of local, experienced agents who visit 40+ open houses a week consistently.
